Substantial new-subdivision residential growth in the Del Valle area since the ACS vintage this pipeline runs on — several large single-family developments have broken ground or are filling in. Treat this area's opportunity score as understated until the next ACS refresh catches up. Two of the four candidate tracts already show 100%+ five-year growth in the current data, but that number is suspect on its own (small 2020-crosswalk baselines inflate percentage growth — see CLAUDE.md's tract-crosswalk note) rather than confirmed evidence of the subdivision growth described here.
